North Carolina High Performance Spray Foam Adhesive Used In Luxury Home

MOUNT AIRY, NC— July 6, 2011 — Dan Maxwell of Maxwell Urethanes, a Florida insulation company, gets excited talking about the home his company insulated in Key Largo, FL. Why shouldn’t he be proud of their work on the now super-insulated, super-protected, estimated $20 million home in Ocean Reef, one of the most exclusive and affluent neighborhoods in the U.S.

The Ocean Reef Club is located at the northern tip of the northernmost chain of islands that sweeps southwestward into the Caribbean. It was created in 1945 and includes a swimming lagoon, private airport, private club and golf course. The homeowner, a cell tower mogul who likes his anonymity and privacy, wanted a home in a community that gave him not only ultra-luxurious amenities, but also the security of Ocean Reef. “It took us a full week of background checks and interviews to get a security clearance,” says Maxwell. “It’s like getting into a foreign country.”

Maxwell has been using spray foam insulation for more than 30 years, and was selected by the contractor, Sunshine 2000 Construction, to insulate the home with InsulStar® high performance spray foam by NCFI, and an innovative product called  InsulStar® Plus to provide maximum wind uplift resistance for the home’s roof.

High wind events, like hurricanes, cause the most damage when wind curls under the roof line and lifts the roof off the structure. It’s called wind uplift, and it occurs when the air pressure below the roofing assembly is greater than the air pressure above the building’s roof. As wind flows over the building, the pressure directly above the surface of the roof decreases. At the same time, internal air pressure increases due to air infiltration through openings, cracks, etc. The result is a net upward force on the roofing system—literally lifting the roof from the home.

InsulStar® Plus is a spray foam adhesive applied directly to the underside of the roof structure that adheres the roof to the trusses from the inside. Because it’s spray applied it fills every crack and crevice then cures in place to form a monolithic product. According to Maxwell insurance companies in Florida love a product that mitigates the cost of damage from hurricanes. “Insurance companies are offering big discounts for homes that use InsulStar® Plus because they know it works," says Maxwell. "This home is in the Keys, which is an historic danger zone for hurricanes. It pays to do everything possible to protect a home of any size, and InsulStar® Plus provides two to three times the wind uplift resistance of plywood or OSB roof sheathing nailed to rafters or trusses. Plus it provides air infiltration protection, a superior water barrier, and exceptional R-value in a single product.”

Maxwell also used InsulStar® closed-cell spray foam on the walls, and over the concrete slab between floors. “This is one super-insulated home,” says Maxwell. “Not only is it absolutely gorgeous sitting out on a peninsula, surrounded by mangroves and overlooking a marina, but it’s one of the most energy-efficient, comfortable, and safest homes you’re going to find in this state.”

Mitch Clifton, manager at NCFI says homes like the one in Ocean Reef are best insulated with spray foam. “InsulStar® is the ultimate insulation. Ask any energy efficiency expert or building scientist and they’ll tell you SPF insulation is the wisest investment a homeowner can make. And since this home is in Florida, they made an excellent decision to use our InsulStar® Plus spray foam adhesive. That homeowner will see some serious savings on his insurance and worry less when high winds hit. It’s another example of what we call ‘the science of comfort.’”
