Canadian Condos Topped with Multi-Tiered Spray Foam Roofing System

EDMONTON, AB – January 15, 2013 – Spray foam roofing systems continue to gain popularity as the solution builders turn to in order to keep buildings sealed and insulated. Northern Spray Solutions was recently asked to apply closed-cell spray foam to the roofs of two side-by-side, five-story condominium buildings, each of which houses about 125 condominium units that are wrapped around a courtyard.

In order to access each roof, Northern used a 125 ft. boom lift. One crewmember would bring the hose up and over the edge of the roof, tying it off. Northern employed both a 320 ft. and a nearly 400 ft. spray foam hose to get the job done. Since Northern runs two Graco proportioners out of one trailer, they only needed to use one rig for most of the job.

The roof was flat, but had elevated areas ranging from 100 to 900 square feet, so a lot of edge work needed to be done. Since the roofs were flat, the spray foam application was pitched for drainage and varied in thickness from two to four inches.

Northern sprayed PremiSeal 280, a 2.8 lb. closed-cell foam made by Premium Spray Products, to each building's roof decking. The foam was followed by a 30-mil application of PremiCote 7625 aluminized roof coating, also made by Premium. According to Sean Dennis, Northern's Owner, crewmembers had to work around other trades installing stucco siding.

"All this white stuff kept coming up to the roof that we needed to scrape off," he said. "We tried to lay down the coating without stuff blowing around."

Due to heavy rains, Northern was asked to skim-coat the roof of the first building because other trades were installing drywall.

"We put down a one-inch layer of foam to seal the building, then went back and cleaned, prepped, and primed to build up to level and coat at a later date," added Dennis.

After the roof was allowed to dry out, crewmembers completed the application within two days. Northern completed their entire roofing application on the second building in just five days. Since weather conditions were favorable, no prep work was needed to dry the roof out as was the case with the first building.

For safety, a control zone was established on the main deck of the roof. A fence was placed six feet from the perimeter and crewmembers could not go past it without being tied off. Windscreens were used to protect vehicles in the parking lot from overspray. Crewmembers employed full-face masks with defender cartridges while spraying.

Crewmembers completed the project during the summer of 2012, and since then, the condos have quickly become occupied, according to Dennis. Northern was brought on to do this roofing project because they are already working on several projects with the same development company. In fact, the development company was so pleased with the condo roofing application that Northern is in talks to apply spray foam insulation for the company's other building projects.
