Spray Foam Magazine – Winter 2025 – In North Miami’s growing Sole Mia community, One Park Tower stands 33 stories tall as a mixed-use high-rise designed for long-term energy efficiency, durability, and comfort. To meet Florida’s demanding coastal conditions with extreme humidity, high temperatures, and hurricane exposure, the project required an insulation system that could perform under pressure.

Southern Foam Insulation, Inc., a Florida-based spray foam specialist with extensive high-rise experience, selected Enverge NexSeal® 2.0 Closed Cell Spray Foam to insulate more than 30,000 square feet of ceiling slab surfaces separating conditioned and unconditioned spaces within the tower.

Across Florida, closed-cell spray foam is increasingly specified in high-rise and multifamily projects for its ability to meet stricter energy codes while providing moisture protection and structural reinforcement. The system’s performance advantages and long lifecycle value continue to drive its adoption in coastal markets where humidity and durability are constant concerns.

Meeting Coastal Challenges

Working within an active 33-story site required careful sequencing with mechanical, electrical, and plumbing trades. The team also needed to address thermal transmission through concrete slabs and prevent condensation near the dew point, which can lead to moisture problems in humid coastal environments.

“This building posed some unique issues that we had to address,” said George Helmer, Senior Project Manager at Southern Foam Insulation. “It sits right on the ocean down here in North Miami Beach, so we had to address potential condensation issues with spray foam insulation within the building on several floors, including the parking garage.

We had to overlay the floor plans floor by floor with the mechanicals in order to identify these areas. Not all of these areas were identified originally in the plans or may have had the incorrect insulation type for this assembly.”

High-rise construction also introduced logistical challenges. “Typically, a spray foam truck is only going to be able to reach about 200 linear feet out of the back,” Helmer explained. “So, when we’re standing on the 33rd floor of a high-rise building, we’re 350 feet off the ground. And so that presents some technical challenges that we’ve had to overcome. We have developed, built, and helped design a portable rig, that we can bring up into a building where we don’t need all of the aspects of our truck to operate the spray foam equipment.”

Enverge Solution

Southern Foam partnered with Enverge and used Enverge NexSeal® 2.0 Closed Cell Spray Foam, a system engineered for commercial and coastal applications. The foam provides a continuous air, vapor, and moisture barrier that performs in South Florida’s demanding climate while delivering high R-value per inch and excellent yield.

“Our sprayers really enjoy spraying this,” said Helmer. “As you can see, they’re able to lay this in a nice, smooth finish for a parking garage ceiling. The ownership required a certain aesthetic appearance for this application. As many people know, SPF is not necessarily an aesthetic product. The quality of the foam coupled with the skill of our installers enabled us to meet the expectations of the client.”

Technical Performance in Demanding Conditions

Enverge NexSeal® 2.0 is a two-component, 2.0 lb. closed-cell spray polyurethane foam designed for consistent yield and performance across varying temperature and humidity conditions. For One Park Tower, this was critical. Spray foam in coastal environments must maintain dimensional stability while resisting moisture infiltration and long-term thermal drift.

Enverge partnered with Southern Foam Insulation to insulate the new One Park Tower condos in Miami, Florida.

NexSeal® 2.0 provides an R-value of approximately 6.7 per inch and functions as both an air and vapor barrier, eliminating the need for multiple layers of insulation and vapor control. Its dense, closed cell structure helps limit the potential for moisture accumulation that can lead to corrosion or mold within the assembly.

Southern Foam’s crew noted that the product’s sprayability contributed to efficient application and consistent coverage, even in tight or overhead spaces. The foam’s strong adhesion to concrete substrates reduced the need for mechanical fasteners, simplifying installation and improving overall quality control.

generation blowing agent with low global warming potential (GWP). Together, these properties make NexSeal® 2.0 a preferred choice for high-performance projects targeting long-term energy savings and reduced environmental impact.

Results and Impact

By the completion of installation in August 2025, Southern Foam had applied 16.5 drum sets of Enverge NexSeal® 2.0 across the project. The system delivered improvements in airtightness, moisture control, energy performance, and finish quality while maintaining schedule efficiency.

“Enverge foam is very unique in the fact that it doesn’t shrink, it doesn’t settle, it doesn’t lose its R-value,” said Mike Brown, President of Southern Foam Insulation. “So, five, ten, fifteen years from now, the building owner will still receive the benefit of Enverge foam, whereas most other traditional insulation products, they really need to be upgraded or redone about every five to seven years. What this really does is give the building owner a sustainable product that they are never going to have to worry about. This product will work every day, all day long, and it doesn’t need to be redone or upgraded or maintained. There’s no maintenance with spray foam; that’s one of the beautiful things about spray foam, is you never have to worry about it again.”

The system’s durable, low-maintenance performance aligned with the owner’s goals for sustainability and longevity. The smooth finish achieved during installation also met project expectations for appearance and quality.
